House Inspection:

  • $300 single family dwelling under 2500 square feet
  • $50 for each 500 square feet after that
  • $50 for each additional apartment

Radon Testing: $100
We use a computerized unit for radon testing that returns results in 48 hours (in other words, immediately when we pick it up from the house.) Spooner Building Inspection is an ELAP certified lab.

Septic Dye Testing: $50

Water Flow Testing: $50


What’s involved in a House Inspection?

Here's what really happens when you get a house inspection:

1. We start with the roof. The inspection is conducted from the rooftop if possible, and through high powered binoculars if unsafe conditions exist, (ie: rain and snow, excessive height.)

2. Next we’ll go to the exterior of the house and look at the siding.

3. The Garage is our next stop where we’ll go over all its structures with a fine tooth comb to make sure it’s sound. This includes roofing, gutters, siding, foundation, windows, flooring, electric, and doors.

4. We spend a heck of a lot of time in basements and crawl spaces and that’s because they’re the heart of the home. They contain the foundation and framing members and house all of the major heating appliances.

5. Once we move into the interior we’ll give kitchens and bathrooms a really hard look to make sure all their plumbing fixtures function as they’re supposed to and that they’re structurally sound. In all rooms of the house we’re looking for cracks and bulges, warped and bowed floors and we trace those back to their source. Windows and receptacles will also be checked in each room.

6. We have a particular fondness for attics—specifically walk-up attics. Never the less, attic crawlspaces will be crawled into and all rafters and roof decking will be inspected for structural integrity and signs of water and past fire damage. Insulation and ventilation are also evaluated at this time.
